Vienna is the most livable city in the world according to the influential Mercer 2011 Quality of Living Survey. And now Sans Souci Group, one of Austria’s leading property developers,has launched a landmark residential and hotel development in the city created by YOO, the global property design brand.
Sans Souci Hotel and Residences is locatedin the heart of Vienna’s cultural district, near the renowned Museum Quarter, offering a 62-room hotel with 14 exclusive apartments with seven already sold. It is the first YOO project in Austria and is themed around a sense of eclectic luxury.
By combining detailed finishes, warm colours and a freshly modern design, YOO has sought to offer a modern take on traditional Viennese design.
The five-star luxury boutique hotel features a restaurant, lobby, bar, and spa, situated opposite the Museum of Modern Art, overlooking St. Stephen’s Cathedral and the Hofburg Palace. San Souci redeveloped the 140-year-old Habsburg city block after buying it in 2010.
The high-end apartments, which range in price from €9 500m2 to €17 500 m2, span the building’s top three floors andboastbreathtaking views of Vienna. In addition to the chic style and luxury fittings designed by YOO, hotel services are also available to all residents. These include concierge, room service and the use of the Sans Souci Spa and Fitness area.
Parking facilities for each residence in the hotel-owned garage will additionally enhance this unique experience of modern living.
The shared lobby has been arranged within a central rotunda with a marble floor that lifts its inspiration from the Pantheon.This is reached via a 15m gallery which will house four contemporary sculptures of muses inspired from the native baroque architecture, but displayed within facetted mirrors and offering guests a shattered image upon entering.
The hotel bar is inspired by the interiors of the Belvedere; timber lined walls are covered with gilded carving and mirrors reflecting candlelight with gold lined fireplace at its centre.
The restaurant takes a calmer tone, providing a backdrop for the client’s collection of contemporary art. Furnishings are eclectic and include many 20th century favourites including pieces by Gaudi, Molino and Jacobsen, which complement the grand surrounding of the existing building and architecture.
It was no surprise that Vienna topped the 2011 Quality of Living Survey, run by Mercers. With itslively restaurant and bar scene;the MariahilferStrasse shopping street where over-familiar brands are replaced by far more interesting boutique shops; and the Vienna Staatsoper arguably the best opera house in the world – it’s a city that has silently become a wonderful alternative to many European giants.
And if you just want to read the paper, Vienna is the café capital of the world. It was the first city in Europe to have cafés and places such as Café Central (on the corner of Herrengasse and Strauchgasse), with its newspapers hanging from the walls – are historical monuments.

Relaxation and invigoration is also a large part of the offering. The Sans Souci Spa is an intimate wellness oasis with two treatment rooms, three saunas including a ladies‘ spa, a steambath, relaxation rooms and a fitness area including cardiac and power training as well as kinesics. The spa extends over an area of 450 square metresalong with a lap pool of 21-metres length – another unique feature.
